Homebuyer Milestones
GET PRE-APPROVED WITH OUR PREFERRED LENDER:
Start by getting pre-approved through Ryder Homes' preferred lender. This step secures your position on the VIP Priority List and establishes your budget, ensuring you can confidently select a home within your financial range.
SELECT YOUR HOMESITE & SIGN YOUR CONTRACT:
Once you've been pre-approved, you can choose the lot and home design that suits your needs best. After that, we'll arrange an appointment for you to sign the contract. A Ryder Homes sales representative will guide you through what to expect during the purchasing process and identify the key milestones to keep your new home’s construction schedule on track.
CUSTOMIZE YOUR NEW HOME:
After the contract, you’ll work with the builder and visit the design center to customize your home by selecting finishes, fixtures, and other options to suit your preferences.
MEET THE CONSTRUCTION TEAM:
You’ll meet with the construction team to review the builder and design center options you've chosen and the estimated timeline, making sure your customizations are included and expectations are aligned for the homebuilding process.
CONDITIONAL LOAN APPROVAL:
During construction, your lender will work on securing conditional loan approval. This step confirms you meet all financial requirements, pending the appraisal.
CONSTRUCTION FRAME WALK:
After the framing is near completion, you’ll participate in a frame walk with the construction team to review the structural elements of your home and verify that everything aligns with your selections.
37-DAY CLOSING NOTICE:
When your home is within 37 days of completion, we will notify you, your escrow officer, and your lender (if applicable) in writing. At that time, we will coordinate to schedule your Orientation Walk and Closing Date. Unless there are unforeseen construction delays, your closing date should remain unchanged after you receive the 37-Day Closing Notice. The 37-Day Closing Notice is also your lender's trigger to order your new home's appraisal.
FINAL LOAN APPROVAL:
When you're within about a week of your scheduled closing date, your lender will issue final loan approval, confirming that all financial conditions are met and your loan is ready for closing.
ORIENTATION WALK:
The Orientation Walk is one of the most important stages in the Ryder Homebuying Process. The purpose of the Orientation Walk is to introduce you to your new home and all of its various features and systems. It's also a chance to ensure that the quality and workmanship meet your expectations. However, every Ryder homeowner receives a 1-year limited Builder Warranty and a 10-year Construction Defect Warranty (Click Here to Learn More About the Ryder Home Warranty Program). So, you're covered in case you find something that needs fixing after moving into your new home. Typically, Orientation Walks are scheduled for the Tuesday before your closing date, which usually happens on Fridays. And if we find anything during your Walk that needs fixing, we'll arrange a follow-up or Final Walk before you take possession of your new home.
YOUR SIGNING APPOINTMENT:
Once Title has received your loan documents from your lender, they will contact you to schedule a time to review, sign, and notarize. This is also when your remaining down payment funds will be deposited into your escrow account. Your title signing appointment can occur at the title company, or a mobile notary can be arranged to come to you.
CLOSING ESCROW:
Congratulations! After all your funds are in escrow, the sale has officially been recorded, and escrow is closed, you have completed the home-buying process! At this point, you’ll receive the keys to your new Ryder Home.
